A replacement is the point where you get to fix everything the last roof got wrong. That is worth more than most homeowners realize, because a tear-off exposes the decking, the flashing, and the ventilation all at once, and those are the things that quietly decide how long the new roof lasts.
What a proper replacement includes
Tear-off to the deck. We remove the old roofing rather than laying over it. An overlay hides rotten decking, adds weight, and voids most manufacturer warranties.
Decking inspection and repair. Once the old roof is off we can see what we are nailing into. Soft or delaminated sheathing gets replaced, and we show you the damage before we do it.
New underlayment. Synthetic underlayment across the field, and ice and water shield in the valleys and around penetrations where wind driven rain gets pushed uphill.
Corrected flashing. Step flashing at walls, new pipe boots, and proper counterflashing at chimneys. Old flashing reused on a new roof is one of the most common sources of a leak in an otherwise good installation.
Ventilation that actually works. Intake at the soffit and exhaust at the ridge, balanced. See roof ventilation for why this matters more in Oklahoma than most places.
Choosing a material
Most Oklahoma homes end up on architectural asphalt shingles, often an impact-rated product, because the price to performance ratio is hard to beat in hail country. Metal costs more upfront and lasts substantially longer. Tile suits specific homes and needs a structure that can carry it.
We will show you the actual products and colors, tell you what each option costs, and let you decide without a countdown timer.
Common questions
How much does a new roof cost in Oklahoma?+
It depends on the square footage, the pitch, the material, and what we find under the old roof. Anyone who quotes you a price over the phone without seeing the roof is guessing. We inspect for free and give you a written number with the material options broken out.
Will my insurance cover a roof replacement?+
If the roof was damaged by a covered event such as hail or wind, often yes. Age and wear alone are not covered. We document what we find with photographs, give you a report for your carrier, and meet the adjuster at the property to walk the roof with them.
Can you just go over my old shingles?+
We do not recommend it and we do not do it. An overlay hides decking problems, adds weight your structure was not designed for, traps heat, and voids most manufacturer warranties. It also makes the next replacement more expensive.
How long will a new roof last?+
An architectural asphalt roof installed correctly and ventilated properly typically runs twenty to thirty years in Oklahoma, though hail can shorten that regardless of workmanship. Metal runs considerably longer. Installation quality and ventilation matter as much as the product rating.
